That local snapshot looks very different from the broader county picture. In May 2026, C.A.R. reported Nevada County’s median sold price at $540,000, with active listings down 31.1% year over year. While those figures are not a direct apples-to-apples comparison, they do support a simple point: a well-prepared Donner Lake waterfront home can command a meaningful premium.
At Donner Lake, timing affects both photography and buyer emotion. The public boat launch is open and staffed from May through September, and boats must be out of the water before September 15, 2026.

California’s standard seller disclosures still apply. The Department of Real Estate says the Transfer Disclosure Statement covers the property’s physical condition, hazards, defects, and other factors that may affect value or desirability.
The 2025 update also notes that the Natural Hazard Disclosure Statement now includes whether the property is in a High Fire Hazard Severity Zone and whether it is in a state or local responsibility area.
